Regulations and Planning


Planning Permission

Approximately 90% of garage conversions do not need planning permission because we are working within the ‘permitted development rights’ of the property. The permitted development right is a classification of work prescribed by the government meaning you do not require planning consent.

In very small cases where some properties have had these rights taken away at construction we will have to and apply for planning permission through the local authorities.

If planning permission is required then we take care of all the necessary paperwork including plan design, structural engineers reports and applications.

Building Regulations

Building regulations are a legal necessity with any new build or conversion and although no formal planning is required garage conversions are no different.

Regulations are applied for through your local council authority and failure to do so could result in problems if you ever come to sell your property.

Completion Certificates

Although these certificates fall under building regulations we feel they need to be highlighted. After the completion of each conversion there is a final ‘completion’ check carried out by the visiting inspector who will then issue a completion certificate for your records.
